First Time Buyers

The first buyers and also those who have previously owned a house, can still qualify as a first-time home buyer. According to the US Department of Housing and Urban Development. UU., The buyer status for the first time is not limited to people who have never had a house before (although that criteria obviously applies). For loan purposes, a first-time homebuyer includes anyone who meets one or more of these conditions:

  • A person or a spouse who has not had a principal residence for at least three years. This means that married couples can qualify as first-time buyers, even if only one of them meets this test.
  • A single parent who previously only owned a house with a spouse while they were married.
  • Someone who has had only one primary residence that was not linked to a permanent foundation (for example, a mobile home) in accordance with the applicable regulations.
  • Displaced housewives whose only previous property was with a spouse.

 • Someone who only owned a property that did not comply with the local building code ordinances and that cannot be improved to meet building code standards for less than building a new residence.
